Policies

1. GENERAL POLICIES:

  • No Smoking: Smoking is strictly prohibited inside the property. Smoking (including tobacco, cannnabis, e-cigarettes) violation will result in a fine of 450€.
  • No Pets: Pets are not allowed on the premises. Violation will result in a fine of 450€.
  • No Parties/Events: Hosting parties or events without prior written consent is prohibited. Violation will result in immediate eviction and a fine of 1000€
  • Terms of Lease: The term of the lease will be the dates booked. The Responsible Guest (making the reservation) confirms that they are 25 years of age or older and is securing the short-term lease for their personal use. Reservations on behalf of another party is not accepted and will be canceled with no refunds. Inclusion of additional guest’s names must be provided prior to arrival. Failure to disclose the names of all guests will result in cancellation.
  • Entire Agreement: This Agreement constitutes the entire agreement of the parties and supersedes all prior or contemporaneous oral or written agreements concerning this subject matter.
  • Government ID: For general safety purposes, a government ID is required to book with us.
  • Rescheduled Dates: No rescheduling of booking dates permitted within 30 days prior to your arrival.
  • Parking: On-street parking is available for Guests to park in front of the house. Be sure not to block the driveway or restrict the flow of traffic along the narrow street. Guests are not allowed to park RVs or campers at the property.
  • Noise Detection Device: This property may use Minut Noise Monitoring technology to ensure the comfort and security of the guest. Tampering with the device is strictly prohibited and will result in a 200€ fine. This device does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels).
  • CCTV Security Camera: There are 2 security cameras on the outside entrance areas of the property. There is also a 3rd camera in the underground garage. Use of this garage area is off limits to Guests.
  • Quiet Hours: Please respect quiet hours from 10pm to 8am. Noise detecting device is set inside the condo, which will alert the host if noise exceeds loud limits.
  • Guest Limit: 6 Guests Maximum. Violations of exceeding the guest limit will result in a fine of 450€. No additional visitors exceeding the 6-guest limit are permitted on our property without prior written consent of the condo property manager.
  • Care of property: Guest agrees to treat the property with care and respect, keeping it clean and in good condition. Guests shall not remove or rearrange the furniture.
  • Property Damage: Any misuse, damage or loss caused by Guest or their invitees will be the financial responsibility of Guest. Any damages found upon departure inspection will be charged.
  • Booking Cancellation: Failure to comply with all the above house policies may result in immediate cancellation of the booking and is cause for eviction from our rental property without a refund.
  • Waiver of liability: Guest assumes all risk of injury or other losses resulting from any use of the property, and agrees to indemnify and homeowner or its agents harmless against any claims related to Guest’s or parties invited onto the property by Guest.
  • Check-In Time: 4pm
  • Check-Out Time: 11am

2. PAYMENT SCHEDULE

100% due at time of booking. 

3. CANCELATION POLICY

100% of paid prepayments refundable when canceled 30 days before arrival or earlier.

50% of paid prepayments refundable when canceled 14 days before arrival or earlier.

0% refundable if canceled after.

4. SECURITY DEPOSIT

A pre-authorization of 250€ is held on 1 day before arrival and voided 2 days after departure.

Check-In Instructions

1. Personal Access Code: Guests will be provided with a personal access code to unlock the door
and enter the house. This code is strictly for your use and should not be shared with others. The
code will be activated on the day of arrival at the check-in time (4pm) and will automatically be
deactivated 5 minutes after the check-out time (11:05am). In the event that the code is not working
please contact us immediately at the emergency contact number below.

2. WiFi Connection: For your convenience, wireless internet is available for free to access. Connect
to our high-speed WiFi network using the details provided in the WiFi instruction sheet on the coffee table in the living room. If you are having trouble connecting, the modem and router can be located in the utility basket under the TV. To reboot, unplug the power from the modem and the router. Wait for 10 seconds and plug the modem in first and then the wireless router.

3. Entertainment Center (TV): The house provides two cable TV’s, one in the living room and the
other in the games room. Enjoy your favorite shows!

  • Turn on the TV using the cable (small) remote by pressing the power button.
  • You can also use the power button on the side of the TV to turn it on.
  • In case it is not working, press Input, to ensure source is selected to HDMI 2. 
  • Use the cable (small) remote for channel surfing.

4. Dishwasher: Save time on cleaning; let the dishwasher do the work.

  • Rinse dishes before placing them in the dishwasher.
  • Use dishwasher detergent pods provided under the sink.
  • Start the dishwasher and relax!

5. Laundry Facilities: Keep your clothes fresh during your stay.

  • Washer: Load your clothes, add detergent sheet, and select the desired cycle.
  • A dryer is available for your use. However note that in Europe the cost of electricity is high.Therefore, a clothes line is at your disposal to take advantage of nature and the sun to dry your clothes. If you must use the dryer, place clothes inside, choose the appropriate settings, and start. This is a condensation dryer as such please dispose of the water after each use and also clean the lint trap.

6. Window operations: All exterior windows/doors (excluding the main and side entrances) are a Tilt & Turn design. Please follow these instructions to operate: Please note: In all cases, before rotating the handle, the window must be closed.

  • Open to the turn position
    To open the window into its tilt position, simply rotate the handle ninety degrees so it points into the centre of the opener and pull towards you. The window will turn towards you, hinged from the side and open to ninety degrees.
  • Open to the tilt position
    To open the window into its turn position, rotate the handle so it points upwards and pull towards you. The window will tilt towards you, hinged from the bottom, and stop when it reaches approximately ten centimetres.
  • Close the window: To lock the window into its closed position, rotate the handle so it points downwards.

8. House Rules: Please familiarize yourself with our house rules provided in the guest manual. Violating House Rules may result in the Guest being required to immediately vacate the property, or being removed, in which case the Guest forfeits all rights to the return of any unused rental fees.

Check-Out Instructions

1. Check-Out Time: Kindly adhere to the agreed-upon check-out time, which is 11AM. This allows us to prepare the space for our next guests promptly.  Non-approved late check-outs will result in a charge of 5% of the nightly rate for every half-hour late on departure. When given advanced notice, Host’s representatives will attempt to accommodate early arrivals and late check-outs. Please note that the door code will be automatically deactivated 5 minutes after the check-out time (11:05am).

2. Clean-Up: Please tidy up the space before leaving.

This includes:

  • Washing and putting away dishes.
  • Place all the dirty dishware in the dishwasher and run it before leaving.
  • Taking out the trash and placing it in the designated bins. Community garbage bins are located at the top of the street.

3. Used Linens and Towels: Place Used towels and blankets in the laundry basket in the bedroom closet. If there are spills or stains, please let us know.

4. Appliances: Ensure all appliances (stove, oven, microwave, etc) are turned off.

5. Lights and Electronics: Switch off all lights and electronic devices (fans, heaters, etc).

6. Windows and Doors: Close and lock all windows and doors securely.

To lock the door:

  • Close the door firmly.
  • Wake the keypad by touching it.
  • Press the lock button at the bottom right. (NB Corinne to confirm that this step is necessary)
